Home House washing
House washing in MetroWest, MA
The green on the north side of your house is algae, not stain. Soft washing takes it off and your siding goes back to its real color.
from $399 · House washing starts at $399 for a typical single-family home. Size, number of stories and how much growth there is set the final price, and you get that number before we start.
Every house in Massachusetts gets it eventually. The north-facing wall and anything under trees stays damp, algae and mildew take hold, and the siding goes green or streaky black. People assume the siding is stained or faded. Almost always it isn't.
Soft washing is how siding gets cleaned. Instead of blasting it with high pressure, we spray on a sodium hypochlorite solution at low pressure. It kills the mildew and algae, then we rinse it off. The color that comes back is the color your siding actually is.
What you get
What's included
Vinyl, wood and painted siding
Low pressure on all of it. We don't take a pressure washer to siding.
Sodium hypochlorite solution
This is what kills the algae and mildew instead of just knocking the surface layer off, which is why it stays clean longer.
Soffits and trim
The shaded spots people forget get washed too, including the trim under the eaves where mildew starts.
Rinse down
Siding, windows and the ground around the house get rinsed when we're done.
One visit
Most houses are finished in a single visit, usually two to four hours.
Why siding goes green in Massachusetts
Our climate is close to ideal for algae. Damp springs, humid summers and heavy tree cover mean the north-facing wall of a house barely dries out. Algae takes hold there first, and mildew follows in the shaded corners and under the eaves.
It looks like the siding has faded or stained, which is why people start pricing out replacement siding. In almost every case the siding underneath is fine. It's growth sitting on the surface, and it comes off.
What soft washing actually does
We spray on a sodium hypochlorite solution at low pressure, let it work, then rinse it off. The solution kills the algae and mildew instead of just knocking the top layer off with force, which is why a soft wash stays clean longer than a blasted wall would.
Low pressure is the important part. High pressure can drive water up behind siding and mark up wood and paint, and it doesn't kill anything, so the green comes back faster.
How we price a house wash
House washing starts at $399 for a typical single-family home. Size and number of stories set the baseline from there, and how much growth there is moves it. A one-story ranch with light shading sits at the bottom end. A three-story colonial that's gone properly green costs more.
Nearly every house is finished in one visit, usually two to four hours. Booking it with a roof wash or your windows costs less than booking them on separate days.

What is soft washing?
It's how we clean siding. Instead of blasting it with high pressure, we spray on a sodium hypochlorite solution at low pressure. It kills the mildew and algae, then we rinse it off.
Why not just pressure wash the siding?
High pressure can drive water behind siding and mark up wood and paint. Low pressure plus solution does a better job on organic growth anyway.
How often does a house need washing?
Every year or two for most houses around here. Shaded and tree-covered sides come back faster.
How long does it take?
Most houses take two to four hours and get finished in one visit.
Do you wash roofs too?
Yes, roofs get soft washed as well. See our roof washing page.
